The houses I flipped have been immaculate and even then I have discounted the price and paid closing costs for the buyers. Even then the house prices have been in the 200K range (its all that is selling right now). Does your house need repairs? Well many do and I recommend you fix it up if possible. Don't do a half way job, do it correctly.
Houses with repairs are selling but here is the deal. They are really cheap (usually foreclosures) and its normally to a investor. They are the ones who can fix them and sell them in this market. What is more important to you is they pay the closing costs. If you just need to to get rid of a problem property then that is where I come in.
